Determining When It’s Not Good To Refinance A Home Loan

You may have heard that in buying a house for sale to be your home, to refinance the mortgage of the house could very well be the best option just like refinancing real estate investment properties. There are a lot of benefits that one can acquire in refinancing a home loan same with there are many benefits that a real estate investor can get if he refinance his loans. However, it is not always a good idea to refinance the mortgage of your home. There are times when it is far better not to and instead use other available options.

So when exactly is not the right time to refinance the mortgage of your home? One is when you have been paying for your mortgage for quite a long time. In the later part of your mortgage, your monthly payment is for the principal of the loan. And that will help build equity on your home. If you refinance on the later part of the loan, instead of paying for the principal, your payment will go to the interest again. In that situation, you seem to be just wasting the money you have paid for the loan in the early years. And you’re not building any equity at all. Another thing is when you do not plan to stay in the house for a longer period of time and is planning to move to another place in the next few years. Another case which makes refinancing not a good idea is when your current home loan has a prepayment penalty. Some lenders have a penalty for those who pay the loan early even if it is for refinancing. Try to analyze if you can still acquire savings in refinancing even if you have to pay for a prepayment penalty.

One of the main reasons of refinancing is to save money on your monthly payment. But if it’s no longer the case, then clearly, refinancing the mortgage of your home should no longer be an option.
